After viewing your home, a detailed CMA (Competitive Market Analysis) is created.
This process involves a tour of your home inside and out and then researching recent
comparable sales as well as competition listed on the market. A ‘Seller’s Proceeds”
sheet is then prepared for you detailing what is owed on your home, expenses involved
in selling your home with a ‘bottom line’ projection of the proceeds to you at closing.
• After making a thorough inspection of the home with you, we will determine what needs
to be done to the property to make it ready to market.
• The next thing we will do is market research to determine your target market. This
important step will help determine the type of marketing avenues we will take to reach
this ‘target market’. This will involve a selection of various methods tailored to your
specific property. They may include a combination of the following:
o Signage
o Open House
o Print Media
o Networking with other Agents
o Multiple Pictures & Virtual Tours on Various websites & social networks
• Automated tracking of all showings of your home will be followed up with the Buyers
Agent for feedback on prospective buyers.
• When an offer arrives I will go over a ‘Seller’s Proceeds’ Sheet detailing how this offer
affects your bottom line.
Weekly reports are given to all sellers outlining what is being done to market your property,
showing feedback, and market updates. We will meet periodically to review and update any
changes that need to be made to pricing and marketing strategies.
